To be fair, no one really knows if a tunnel is...

To be fair, no one really knows if a tunnel is technically, economically (with no cross subsidy) or socially feasible. At this stage, all this, I suspect, is just a proposal that has yet to be validated.

Not at the moment. The land swop must take place first but an MOU was signed between Malaysia & China over the idea of a tunnel that could be built by a Chinese company. The tunnel is part of a long term traffic alleviation proposal to disperse traffic from all parts of the island. Fed Gov does not have any say on tunnels.....but it does on bridges......so State could execute this proposal on it's own if it manages to succeed with the landswop & is hoping to get all theses proposed road routes built. CM gives his view of it all in this article: http://biz.thestar.com.my/news/story.asp?file=%2F2011%2F11%2F21%2Fbusiness%2F9922034&sec=business

YDP also mentioned that the increased in density does not apply to Established Housing Areas.

Copied from PHT page: PHT would like to report that the meeting with the Chief Minister on Saturday evening was very well received by all parties. PHT would like to thank CM & all involved for taking the time to meet with NGO's. CM clarified his position on the 'land swop' deal & the idea of the tunnel. Please go to the link to learn more. Many NGO's were represented, & attending this meeting with the CM, was YDP MPPP Patahiyah, Head of Building Department Mr Yew Tung Seang, & several engineers from MPPP, just to name a few. The main aim of this meeting was to clarify the State's position on the proposed Tunnel project & it was this that the meeting mainly addressed. CM also clarified that State would not be agreeing on additional land reclamation deals as yet. The issue of density, 'units per acre', was also raised and all NGO's who attended have requested that MPPP & CM re-look at the density issue, especially where areas set at 15-30 units per acre are now applicable to change to 87 units per acre with approvals. YDP MPPP Patahiyah mentioned that this will be looked into. PHT did put forward a suggestion that informal meetings like this should be held more often in order to clarify 'issues of the day'. In this way NGO's & interested parties would be able to comment & issue statements with a more balanced view.
